Various Steps In Doing HVAC Maintenance




An HVAC system requires regular maintenance and inspection to function efficiently and effectively throughout the year. Neglecting necessary HVAC maintenance can affect its performance and steadily decline while energy consumption steadily increases. However, installing HVAC access doors and panels can help inspections and maintenance easier by providing safer access to the ductwork of the HVAC system.


Here are some steps that need to be completed during routine HVAC system inspection and maintenance to ensure the efficiency and longevity of your system:


Switch to High-Quality Filters


In HVAC maintenance, it is advisable to change the system filters every 30 to 90 days. Most people disregard these steps; they will clean the filters, put it back on the shelves, and continue using the filters until it gets torn. A new and clean filter greatly enhances the HVAC system's efficiency. Dirty filters will make the system work harder to keep or to maintain the desired space temperature. Changing filters every month may cost upfront, but you will often recoup those costs in lower energy bills.


Duct Work Cleaning

Cleaning technicians need to access the whole system to clean the line correctly and disinfect and eliminate any infectious particles leaving clean, quality air.


Coil Cleaning


When the unit is mounted outside, it will collect dirt, affecting the system performance the same way a clogged filter will. A good coil cleaning requires a suitable cleaning agent and a water hose. A low water pressure with a thin flow through the hose is ideal for cleaning.


Blower Cleaning


An indoor blower will push the air out of the HVAC system, and it may sound like the motor is on, and the system is running. However, when the blower is dirty, the air will not flow the way it should. Frequent inspection and cleaning of dirt accumulation in the blower are necessary to prevent any blower blunder and maintain system efficiency.


Clear Debris


It is easy to clear debris around the HVAC unit, such as pollen in the summer, leaves during autumn, and general build-up. A regular check of the outdoor unit ensures a two-foot distance clearance between other HVAC units or the HVAC heat pump. That means removing twigs, pollen, dirt, and leaves around and on top of the unit. If the HVAC unit is mounted on the ground when cutting grass during summer, ensure that the lawnmower does not throw clippings on it.


Check Refrigerant Piping Lines Monthly


The refrigerant that comes from the HVAC system into the building space ensures the cooling and heating you need. If the piping line gets worn, detached, or has leaks, it will not provide a comfortable temperature within the space, even during winter. It is advisable to check the pipelines once a month.


Maintain The Unit Level


For your HVAC system to work efficiently, you need to ensure that the unit is not on a tilt. So it is necessary to check the unit level every two to three months, and if you install the system on pads, inspect the unit and ensure that they have not moved.
